132 acres +/- Marion County Ag Land for sale. Being offered at Public Auction to be sold by the acre at live Auction on site October 4th at 4pm CST. Possession will be after corn has been harvested in 2022. Absentee bidding is available at mlauctions.hibid.com DOWN PAYMENT- Immediately following the conclusion of the real estate auction, the successful bidder will sign the real estate purchase contract & pay earnest money/down payment in the amount of 10% of the total sale price. The down payment may be paid in the form of cash, personal check, or business check. The balance of the purchase price is due in certified funds at closing. The earnest money/down payment is non-refundable. The real estate is not being sold subject to buyer qualifying for financing. Seller WILL NOT pay any of buyer’s loan costs. Title work and closing will be done at Security 1st in Newton Kansas. CLOSING – 30 days or less following live Auction. Closing fees & title insurance will be split equally between seller & buyer. POSSESSION – See Terms & Conditions. REAL ESTATE TAX – Seller shall pay 2020 taxes and all prior years. 2021 taxes shall be prorated to day of closing.
